Even in the hardest hit markets, there are still properties priced well enough and in good enough condition to interest buyers. Those houses attract offers and sell. Houses that aren’t priced and staged competitively sit. It’s not complicated. It’s really that simple.
For your house to stand out from the crowd, you’ll have to listen to what buyers are telling you and make sure your house is priced well enough and in good enough condition to stand out from the competition. Here’s a quick video explaining how it works. Good luck!

That graph is simple and elegant. Thanks!

Jay, will you sell my house? Excellent description of how to get seller’s off that hump and in the right zone.
Thanks, Brett and KWMT! Some people have said they are having difficulty with the video. If so, please try this link: http://www.youtube.com/watch?v=TUJeJYHj-cE

Awesome Jay! This can work for buyers too! I think this would be a really good way to show them how the market works and if they see one that is IN the market, they have to jump on it, as other buyers will too and their fav house could get snatched up from under them so don’t wait to make an offer … Cool stuff…

This is definitely the time of year to check your pricing. According to a Inman News report (11/17/10) “Sellers had cut asking prices on 48.4 percent of listings last month — a total of 316,097 homes.”
